Glossary of Property Terms

Title deed The official legal document issued by the Deeds Registry that confirms ownership of a property. The title deed is the primary proof of ownership in Zimbabwe and must be held in the buyer's name after transfer.
Cession The transfer of rights — typically rights to a property or lease — from one party to another. Often used when transferring stands in housing cooperatives or company-owned developments where full title has not yet been issued.
Agreement of sale A legally binding contract between buyer and seller that sets out the terms of a property transaction — purchase price, deposit, conditions, and occupation date. Signed before the formal transfer process begins.
Deed of transfer The document lodged with and registered by the Deeds Office that formally transfers ownership from seller to buyer. Once registered, the buyer becomes the legal owner.
Conveyancing The legal process of transferring property ownership. In Zimbabwe, a registered conveyancer (attorney) handles all documentation, ZIMRA clearances, and Deeds Office lodgement. Fees are regulated.
EACZ Estate Agents Council of Zimbabwe. The statutory body that licenses and regulates estate agents. Only agents registered with EACZ may legally collect commissions or handle property transactions on behalf of clients.
Bond / mortgage A home loan secured against the property. Zimbabwe's mortgage market is USD-denominated, with rates typically between 18–25% p.a. from commercial banks. Bond registration is handled by a bond attorney.
Sectional title A form of ownership where an individual owns a unit within a complex (apartment, townhouse) and shares ownership of common areas. Less common in Zimbabwe than South Africa, but growing in high-density urban developments.
Stands Undeveloped plots of land, typically in designated residential or commercial areas. In Zimbabwe, stands are commonly sold by local authorities (councils) or developers, and buyers may hold rights via cession before full title is granted.
